If necessary we can arrange for your Negotiator to visit your property so that they can provide first hand information to potential buyers rather than just read them information from the Sales Particulars.

One of the most important functions of your negotiator is to provide you with viewing feedback. Imagine having 20 sets of viewers on the first night but none of them formally notes interest in your property. You will certainly be asking yourself why and to progress your sale you will need to know why. Hunters Residential will call back every viewer to obtain feedback.

Whether that feedback is positive or negative it is vital to help you decide whether your marketing strategy is correct. No viewing feedback means you are working in the dark.

 

We may already have a buyer for you

 

Like all of the best agents we operate a buyers' register. A good estate agency should already be sitting with a list of potential buyers. They will know the area that they are looking in, the type of property they are looking for, number of bedrooms required and, most importantly their price range.

Hunters Residential will run your property through our buyers' register as soon as we have been instructed to market the property and could produce a buyer for you before you even hit the market. If your agent claims to have a buyers register, don't be afraid to ask to see it.

 

We know how to advertise your property

 

Proper marketing of your property is crucial if you are to achieve the best result. If you advertised your property in the ESPC then the chances are it will sell. However Hunters Residential can open up other advertising avenues to you.

We will advertise your property on a well-known national website to catch the market from down south. We also have our very own Hunters Property magazine, which is distributed locally on a quarterly basis.

 

We know what sells a property

 

At Hunters Residential we try to ensure that your sales particulars adequately reflect the style and value of your property. Most people will look at the sales particulars before they even visit your property. If they are not impressed they may decide to cancel their visit and that would be a marketing disaster. Our particulars will include both a floor plan and a location plan – far more important and relevant than the number of electric points in every room. Be cautious of:

  1. Cheap fees - Price cutting is a poor substitute for good marketing. Most people can discern value - you can't buy Waitrose produce at Co-op prices and similarly, if you want to invest in a full professional estate agency service then the chances are that you will not find that by selecting the cheapest agent. A good agent wouldn't value your house without going to see it first so you shouldn't judge the agent simply on the level of their fees without first finding out what sort of service they will deliver. Remember - if you think it is expensive to hire a professional to sell your house, just wait until you hire an amateur.

 

  1. The promise of a huge price - Sadly there are still agents out there who will seek to buy into your business. The easiest way to do that - inflate the price that you think is achievable. Many people have an unrealistic view of the worth of their property and the simplest way of winning their confidence and therefore their business is for the agent to echo that view. Overpricing a property is probably the worst thing you can do - so don't just appoint the agent who promises the best result unless he is able to show that the service he can provide will justify his optimism
  2. Virtual tours - Some virtual tours can make your property look smaller than it actually is or distort the shape of the rooms. The crucial element of any marketing plan is to ensure that the potential buyer actually visits the property so that they can get a feel for it. The danger with some virtual tours is that potential buyers may form the wrong impression of your property and decide not to attend.
